Privacy policy

1. Data controller

2. What data I process

• Browsing data. The systems that run the website record some technical information, such as IP address, date and time of the visit and pages requested. This is needed to keep the website working and secure.
• Data you provide voluntarily. If you write to me or call me, I process the data you choose to give me: name, contact details, role, information about the property or project.

The contact form sends your request directly to my inbox; alternatively, you can compose the message in your email app or in WhatsApp. The search questionnaire does not transmit any data: it composes a message that you decide whether to send. Until you send it, your choices and the text you enter remain in your browser.

The yield and subdivision calculators ask for your name, email and phone number to show the result of the analysis: I receive them by email together with the analysis and use them to contact you if you wish and, only with your optional consent, to send you updates on investment opportunities.

3. Purposes and legal bases

• Responding to your requests and preparing a proposal for a mandate: performance of pre-contractual measures (Art. 6.1.b).
• Managing any mandate you give me: performance of the contract (Art. 6.1.b).
• Complying with legal obligations, including tax obligations and those under anti-money laundering legislation (Legislative Decree 231/2007) for real estate brokerage: legal obligation (Art. 6.1.c).
• Ensuring the website works and is secure: legitimate interest of the controller (Art. 6.1.f).
• Sending you updates on investment opportunities, if you requested them in one of the calculators: consent (Art. 6.1.a), which you can withdraw at any time.

I do not send promotional communications without your consent.

4. Retention

• Requests not followed by a mandate: for as long as needed to handle them and in any case no longer than 24 months.
• Data relating to mandates given: for 10 years, as required by civil, tax and anti-money laundering law.
• Data for updates on investment opportunities: until consent is withdrawn.
• Browsing data: for the time strictly necessary for website security.

5. Recipients

Data may be processed by suppliers who support me in running the website and email (Netlify, Inc., based in the United States, which provides website hosting and receives the requests sent through the forms; Register S.p.A., based in Florence, which provides the domain and email; Cloudflare, Inc., for the visit statistics described in section 6). For suppliers based outside the European Union, data transfers rely on the safeguards provided by Articles 44 et seq. of the GDPR, appointed as data processors. In the course of a mandate, and only where necessary, data may be shared with notaries, surveyors and other professionals involved in the transaction. I do not disclose data publicly or pass it on to third parties for commercial purposes.

6. Cookies and third-party services

The website does not set cookies. To see, in aggregate and anonymous form, the number of visits, the pages viewed, where visits come from and the type of device, I use Cloudflare Web Analytics, a tool that uses no cookies, stores nothing in your browser and does not identify individual visitors. The yield and subdivision calculators store in your browser (local storage) only the technical information that the result has already been shown, so as not to ask for your details again: it does not identify you and you can delete it at any time from your browser settings.

The fonts are hosted on the website itself: no data is sent to third parties to display them.

If you choose to write to me via WhatsApp, the message is also processed by WhatsApp Ireland Limited, according to its own privacy policy.

7. Your rights

At any time you can request access to your data, rectification, erasure, restriction of processing, portability, or object to processing based on legitimate interest (Articles 15-22 of the Regulation). Just write to info@lchomes.it.

You also have the right to lodge a complaint with the Italian Data Protection Authority (Garante per la protezione dei dati personali, www.garanteprivacy.it).

8. Provision of data

Providing your data is optional. Without the necessary data, however, I cannot respond to your request or manage a mandate.

9. Changes
